The main villa features 6 bedrooms, 5 bathrooms, and a private garden with an 11x5m swimming pool (2m deep). For those seeking further indulgence, an exclusive SPA and a private dependance (featuring 2 additional bedrooms, a bathroom, and a living area) are available upon request and availability.

The entire estate can accommodate up to 20/21 guests (please note a supplement applies for groups exceeding 16 guests on platforms like Airbnb). A flawless union of luxury, generous spaces, and urban convenience, it is the ideal setting for an unforgettable group retreat.

Dining Room (Neo-Baroque Style)
Located on the ground floor, elegantly distanced from the sleeping quarters, this area comprises two interconnected spaces: the dining hall and the kitchen. It features a grand Venetian-style wooden table with 16 matching chairs, plush sofas, and curated artworks and mirrors adorning the walls. An authentic Venetian display cabinet houses fine crystal stemware and exquisite porcelain dinnerware sets.

The Kitchen (Ligurian & Tuscan Style)
Situated on the ground floor adjacent to the dining room, the kitchen opens directly onto the garden terrace through large windows and French doors. The design features Carrara marble countertops and traditional Tuscan terracotta flooring. Amenities include: A 12-bottle wine cellar, Nespresso machine, professional exhaust hood, 4-burner gas hob, oven, dishwasher, refrigerator, and a large 300-liter chest freezer. Fully equipped with a toaster, citrus juicer, blender, bottle warmer, premium cookware, and fine linens. A charming bistro table with four wrought-iron chairs completes the space, surrounded by artistic ceramics and wall decor. Dedicated bins for organized recycling are provided.

Garden Terraces (Apuan Rustic Style)
The ground-floor outdoor living space is finished in Tuscan terracotta and traditional Ligurian stone walls, offering a prime view of the pool. Two grand Unopiù pergolas shade a large teak table (seating 12 to 20 guests), accompanied by a spacious rattan sofa and armchairs with soft cushions. The poolside is fragranced by lemon trees and mimosa blooms.

Poolside & Grounds
For your relaxation, the garden features 14 sun loungers and various pergolas and architectural cubes scattered throughout the grounds, all enhanced by atmospheric ambient lighting. An outdoor sink and a dedicated barbecue area are available for al fresco dining. The garden is fully fenced, secluded, and private. For the safety of our youngest guests, a security gate limits access to the pool area, and a portable toddler pool is available upon request.

Set upon a raised garden terrace, the pool is accessed via three elegant stone steps. This sanctuary is framed half by traditional Tuscan terracotta and half by a lush lawn, part of a 1,200 m² private estate completely shielded from the outside world, ensuring absolute privacy and serenity.

Design & Features: A 5x11m rectangular pool with a south-facing exposure for maximum sunlight. Entry is via wide “Roman steps”; the depth transitions from 1.40m to 2m, with a stainless steel ladder at the deep end.

Amenities: An outdoor shower with a solar-heating system.

Care & Safety: The pool features a soft-touch PVC liner (not compatible with sunscreens or oils; please refer to house rules). Water quality is maintained through daily professional chlorine and disinfectant monitoring.

Laundry & Family Essentials
Located on the ground floor adjacent to the courtyard, a fully equipped laundry room is available to all guests.

Utilities: 6/7kg washing machine, drying racks, ironing board, iron, vacuum cleaner, and cleaning supplies.

Health & Safety: First aid kit, electrical panels, and safety circuit breakers.

For Young Guests: Baby bathtub, two high chairs (wood and plastic), a crib/cot, and four inflatable mattresses.

ArtVillaArmonia is embraced by 12,000 m² of botanical wonder, curated by co-owner Enrico Caneva, a renowned landscape designer. Since 2018, Enrico has transformed this virgin land into a sensory and historical masterpiece. This emotional journey through the five continents is spread across three grand terraces:
The Age of Dinosaurs: A primordial collection.
South Seas Park: Exotic flora and vibrant textures.
Thematic Rooms: Including the Medieval Garden and a Meditative Zone nestled among olive trees, sages, and wildflowers. The gentle murmur of water and the poetic embrace of nature create an atmosphere of pure romance. Guided tours are available upon request, led personally by the creator in English, Italian, French, Spanish, Portuguese, or German.

Art & Architecture: The Soul of the Villa
This 18th-century stone and brick residence stands within the historic second walls of Sarzana, on the border of Liguria and Tuscany. Meticulously restored using reclaimed beams and local stone, it embodies the Apuan Rustic style. The final aesthetic vision is the work of co-owner Thomas Diego Armonia, an internationally acclaimed painter and sculptor. Thomas has redesigned the entire property, gracing every room and common space with his original artworks. Every detail is a dialogue between the ancient and the modern: local artifacts sit alongside treasures gathered from the artist’s overseas travels, offering an intimate and exclusive experience for lovers of art and beauty.
